1. Look Over Project
   David Lavier will listen to your goals and ideas, help you decide if the available site is adequate, focus your expectations and give you advice on the latest techniques, materials and pricing structures.
2. Help Establish Scope
   He will advise on you what needs to be done, help identify potential situations that may not be apparent on the surface and give you the benefit of his previous experience resolving problems or fulfilling dreams similar to yours.
3. Complete Design
   When you are comfortable with your decisions, David Lavier will prepare preliminary plans to take your project to the next step.
4. Estimate and Establish Budget
   Due to his extensive experience in the construction industry, David Lavier can help to establish a reasonable budget and, if necessary, help you adjust the project to meet your budget.
5. Recommend Professionals
   Does your project need an architect? Structural engineer? Interior designer? David Lavier can advise you on which experts will be needed and what the scope of their involvement should be.
6. Obtain Permits and Documents
   Some projects will need building, electrical or plumbing permits . Some may even need zoning changes. For others, a simple contract document will suffice. David Lavier can advise you on what you need and help you through the process. Occasionally (e.g., for a zoning change), a separate contract may be necessary.  He will be your expert in finding the best possible person to serve your needs.
7. Bring in Contractors and Sub-contractors
   David Lavier has extensive contacts in the contracting industry in the Pacific Northwest. He knows which professionals have delivered superior products in the past and who can do it again. If you have a specific contractor or subcontractor you want to work with, David can help you establish the standards that will guarantee a mutually satisfactory outcome.
8. Manage Project
   Every project needs a schedule, supervision and site visits. David Lavier will prepare a project schedule for workflow and materials delivery requirments. He will supervise contractors and sub-contractors and monitor performance on site visits and coordinate permit inspections.
   
9. Review Work Progress and Assist with Progressive Billing
   You should be making payments only on the work that has been completed. David Lavier will match billing requests to work schedules and accomplishment. If there have been changes since your original agreements, he will negotiate those changes and any adjustments to the contact amounts. Remember, David is YOUR representative, NOT the contractors’ or sub-contractors’.
10. Evaluate Finished Project and Final Billing
    If a contactor or sub-contactor was very late, performed poorly or made changes to specifications from the original plans, you may be entitled to a reduced price.
